Domestic EPC assessor to visit the property in order to carry out an assessment and determine the energy-efficiency of the property and issues a Certificate Valid for 10 Years
A gas engineer to attend the property in order to conduct a visual inspection of gas appliances, the gas heating system and the boiler flue system to ensure the appliances are safe and issue a Certificate that is valid for 12 months
A electrical engineer to attend the property in order to conduct a visual inspection of the property's wiring and electrics and issue a certificate that is valid for 5 years
An Electrical engineer to attend the property to carry out examination of electrical appliances and equipment to ensure they are safe to use and issue a certificate that is valid for 1 Year
A qualified domestic assessor to visit the property in order to carry out an assessment and determine the safety of the water system and issue a certificate
An engineer to attend the property to supply and install the required alarms in the relevant positions
Attend the property to test the available Smoke, Heat and Carbon Monoxide alarms to ensure good working order
Complete the required local authority licence application, supply the required documentation and submit for approval.

Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.
To remit and balance the financial Return to HMRC on both a quarterly and annual basis ( Cost per Return)
Register landlord and tenant details and protect the security deposit with a government-authorised Scheme.
Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request.
Fees for the service of Legal Notices: (Section 8 ,Section 21, Section 13 etc)
Attending the property to welcome the tenant(s), confirm the Inventory and Schedule of Condition, explain the operation of appliances, highlight the location of utility meters, stop-cocks etc. and test that all smoke alarms and carbon monoxide detectors are present and in working order. This is subject to an approved Inventory.
Additional Property Visits: Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.
Obtaining additional contractor quotes: to cover administration and agents time to obtain each additional quotes other then our preferred contractors or any that you have recommended.( Please note some contactors may charge a fee for this service)
Contractor to visit the property to carry out a diagnosis on a particular issue or works needed. Please note Fee is normally wavered if contractor is chosen to carry out the work
A Right Step Property Management representative to attend court hearings
Vacant Property Management Fees per Month: To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord
