All tenant(s) will need to complete a tenant application form (TA1) and submit one form of identification, one form of proof of address and proof of residency, for us to check (tenant application form (TA1) can be found and the bottom of this page) . Please Note: All Guarantors shall also need to complete a Guarantor application form (GA1) and submit proof of identification and proof of address for us to check. (Guarantor application form (GA1) can be found and the bottom of this page)

Once all tenants and guarantors have submitted their application forms and corresponding documents, they shall be checked over by the agent and qualified. The qualification process is determined by the financial status and affordability of each tenant, their current housing situation, type of tenants (i.e., how many tenants and relationship between each tenant) etc. The qualified applications shall then be passed over to the Landlord of the property to choose the applicants they wish to proceed with.
Once the landlord has chosen the applicants they wish to proceed with, the chosen applicants shall now be required to complete the tenancy process form (TPF1) which highlights the tenants details wishing to occupy the property and outlining the terms of the tenancy process and pre-arranged agreement and terms. The applicants shall also be required to pay a holding deposit to reserve the property during the credit & referencing process. This amount is equivalent to one weeks rent of the property ( please refer to the tenancy fee schedule below for more information on the holding deposit ).
Once the application forms and related documents have been qualified, the tenancy process from signed and one weeks deposit paid, we shall then forward your information to the third-party credit and referencing company (Homelet), who will contact you via email to collect the relevant information and start the credit and referencing process. you shall have 15 Calendar days (from the date the holding deposit payment is made) to complete the credit and referencing process and sign the tenancy agreement. On the basis that’s the credit check and references are returned satisfactory, the tenancy shall be approved.

New Assured Shorthold Tenancies (ASTs) Signed on or after the 1st of June 2019tenancy application form
One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantors) withdraws from the tenancy, fail a Right-to-Rent check, provide materially significant, false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken security device(s).
£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
